Phase 2 offers 1, 2 and 3 bedroom homes ranging from 707 - 2075 square feet. All residential units have private outdoor patios and great views of Boise's striking downtown, foothills or river corridor. Our live-work unit has a retail/office space on level 1 and a 1 bedroom/1.5 bath residential condo on level 2.
Both phase 1 and phase 2 of The Afton enjoy the same compliment of amenities. The Afton has private, internal parking garages for residents only. Absolutely. Rentals are allowed at The Afton, though there are restrictions on rental terms that can be identified in the Rules & Regulations of the Afton Owners Association. Renting your home may also limit your financing opportunities, so be sure to ask your sales consultant or lender for more information on financing investment property.
Yes. We are happy to welcome domestic pets in The Afton. Our second and third level garden courtyards provide your furry companion with a pet friendly area and the main level of the garage includes a pet washing station. There are some restrictions on the size, type and quantity of pets. For your convenience, these are outlined in the CC&Rs and Rules & Regulations of the Association.
Each home has a specified mailbox located in the main lobby. Oversized parcels and boxes will be delivered to the main lobby area.
The lobby, parking garage and all exit stairways are kept locked at all times and may only be accessed by residents.
Each home has an electric heating furnace and air conditioning unit.

To eliminate unnecessary travel up and down levels, a trash and recycling chute is located on each floor.
Each home is individually metered for electricity. Water and gas are charged to residents on a per square foot basis and billed through the HOA fees.
Yes. We’re excited to welcome electric vehicles with two charging stations in each garage. There will be one located on both garage levels for residents to use when needed.
Annual assessments are currently estimated at $3.50 per square foot, per year. The final budget for both buildings is in development and will be made available as soon as it is complete.
The dues are used to ensure that The Afton is maintained at the highest level for all its residents. This includes covering common-area utilities, building maintenance and reserves. Everyone contributes to keep areas like the lobby, amenity spaces, elevator, hallways, roof top garden and all landscaping looking their best day in and day out. Further more, dues also cover resident sewer, trash and recycling service, water and natural gas. HOAs do not cover internet or TV.
While noise transfer cannot be 100% eliminated in a multifamily building, we are taking great care to design The Afton at a high standard. Our target design STC (Sound Transmission Class) rating is 60 or better. How good is a 60 or better? Well according to our Acoustic Engineer, a STC rating of 60 or better is described as: Normal voice levels are barely or not audible, and raised voices are barely audible but not understood. Machinery and music may be barely audible, depending on their volume. Listener may not be aware of the presence of others in an adjacent room. Actual STC ratings may vary.
