ABOUT THE DEVELOPER

The Afton’s developer, Michael Hormaechea, is a Boise native with over 19 years of real estate development experience. He has actively participated in the growth and development of many areas in Idaho, leading over $38,000,000 in residential development of townhomes and condominiums in Boise, Eagle and McCall. Projects of note include The Cottages at Spring Mountain Ranch a 33-unit townhome community in McCall,  Brookwood a 370 home master planned community in Eagle, Idaho, Alpine Village a condominium community in downtown McCall, and a family partnership on Forest River, a 170,000 square foot Class A office park that neighbors The Afton property. Michael is intimately familiar with the cultural district neighborhood and local market conditions in the Boise area and he is sensitive to the need for healthy downtown residential expansion in his hometown.

How many residences are in Phase 1 of The Afton?

Our Phase 1 includes 25 residential homes and 3 dual-purpose Live/Work units.

What types of homes are available?

Phase 2 offers 1, 2 and 3 bedroom homes ranging from 707 - 2075 square feet. All residential units have private outdoor patios and great views of Boise's striking downtown, foothills or river corridor. Our live-work unit has a retail/office space on level 1 and a 1 bedroom/1.5 bath residential condo on level 2.

What amenities come with ownership?

Both phase 1 and phase 2 of The Afton enjoy the same compliment of amenities. The Afton has private, internal parking garages for residents only. In addition to cars, there is dedicated, secure bicycle parking and separate owner storage lockers. Beautifully appointed lobby's offer a consistently welcoming vibe as well as a home base for secure mail and package delivery. The Afton's truly singular amenities are experienced on levels 2 and 3 which are anchored by spacious outdoor roof gardens. These wonderfully landscaped garden courtyards provide for tranquil settings to gather with family, friends or neighbors and enjoy Boise's fabulous climate. Thoughtfully arranged around the garden courtyard you'll find outdoor firepits, multiple seating areas and indoor/outdoor BBQ and dining facilities. Pets have not been forgotten as both buildings contain lawn areas specifically designed for dog walking and potty breaks. If that is not enough, both buildings host an owner guest suite. The hotel-style suite is available to visitors of Afton residents, allowing you to keep the people who matter most to you as close as possible.

What parking is available?

Parking is available in the private and secure garage located on levels 1 and/or 2. Each home purchase includes one parking space. Limited additional parking is available on a priority basis. Please ask your sales consultant for additional details on parking assignments and the availability of additional spaces. As a note, parking spaces are deeded ownership and can be transferred separately to Afton residents after initial purchase.

What storage is available?

Owner storage is available on levels 1 and/ or 2. Each condominium home includes use of an assigned storage unit. These units are roughly 4’x6’ in size. Bicycle storage, is conveniently located on level 1. Both facilities have secure access to ensure your possessions are protected.

Who is on the development and design team?

The Afton’s developer, Michael Hormaechea, is a Boise native with 20 years of real estate development experience. Michael is intimately familiar with both the River Street and Cultural District neighborhoods, and closely monitors local market conditions in the downtown Boise area. For quite some time he has been sensitive to the growing need for healthy downtown living options in his hometown. Can I rent my condominium home?

Absolutely. Rentals are allowed at The Afton, though there are restrictions on rental terms that can be identified in the Rules & Regulations of the Afton Owners Association. Renting your home may also limit your financing opportunities, so be sure to ask your sales consultant or lender for more information on financing investment property.

Is The Afton a pet friendly building?

Yes. We are happy to welcome domestic pets in The Afton. Our second and third level garden courtyards provide your furry companion with a pet friendly area and the main level of the garage includes a pet washing station. There are some restrictions on the size, type and quantity of pets. For your convenience, these are outlined in the CC&Rs and Rules & Regulations of the Association.

How will I retrieve my mail and overnight packages?

Each home has a specified mailbox located in the main lobby. Oversized parcels and boxes will be delivered to the main lobby area.

What level of security in place to protect residents?

The lobby, parking garage and all exit stairways are kept locked at all times and may only be accessed by residents.

What type of heating and cooling is it?

Each home has an electric heating furnace and air conditioning unit.

Do you offer gas appliances?

We’re pleased to say that we do offer gas ranges. For more details, see our interior specifications.

How is trash and recycling handled?

To eliminate unnecessary travel up and down levels, a trash and recycling chute is located on each floor.

Who pays for the utilities?

Each home is individually metered for electricity. Water and gas are charged to residents on a per square foot basis and billed through the HOA fees.

Do you offer a charging station for electric cars?

Yes. We’re excited to welcome electric vehicles with two charging stations in each garage. There will be one located on both garage levels for residents to use when needed.

What are the HOA dues?

Annual assessments are currently estimated at $3.50 per square foot, per year. The final budget for both buildings is in development and will be made available as soon as it is complete.

What is included in the HOA dues?

The dues are used to ensure that The Afton is maintained at the highest level for all its residents. This includes covering common-area utilities, building maintenance and reserves. Everyone contributes to keep areas like the lobby, amenity spaces, elevator, hallways, roof top garden and all landscaping looking their best day in and day out. Further more, dues also cover resident sewer, trash and recycling service, water and natural gas. HOAs do not cover internet or TV.

What is happening to manage sound and noise?

While noise transfer cannot be 100% eliminated in a multifamily building, we are taking great care to design The Afton at a high standard. Our target design STC (Sound Transmission Class) rating is 60 or better. How good is a 60 or better? Well according to our Acoustic Engineer, a STC rating of 60 or better is described as: Normal voice levels are barely or not audible, and raised voices are barely audible but not understood. Machinery and music may be barely audible, depending on their volume. Listener may not be aware of the presence of others in an adjacent room. Actual STC ratings may vary.
